Gentlemen: I hereby enclose for your consideration two deeds of land owned by me.
One in Nuuana [Nuuanu] fomerly owned by Kouiale; and one situated in Honolulu, formerly owned by Puhi.

Covenant and agreement of Kekuanaoa and Kaumaka. [wahine]
This agreement by us with Kaumaka - Kaumaka is given a parcel of land in Nuuanu Valley. Here are the boundaries of this land.
Commencing at the northeast corner adjoining the land of H. Peire /H. Peirce?/, 7 chains to the stream and running northwest 15 chains at the stream, running towards to the sea to the road which goes to Waolani. Thence running so ....

Witnesses to signatures, Paulo Kanoa, Iona Kapena.
We hereby declare the meaning of this document. The land is fully transferred to Cummins as his, & to his descendants being Hawaiian born subjects, but in case he should be childless, or his children after him be without heirs, then the land will revert to the King.
