Know all men by these presents, that I, James Vowles, a subject of Great Britain, resident of Oahu, resident of Oahu, Hawaiiian Islands, for and in consideration of one thousand dollars, to me in hand paid by james Austin, a Hawaiian subect, the receipt whereof I hereby acknowledge, have bargained, sold & delivered, and by these presents do bargain, sell & deliver unto the said James Austin, his heirs, administrators, assigns, all that piece of ground situated in Honolulu, Oahu, on the right side of the street leading from Reynold's wharf to Nuuanu Valley, bounded & described as follows: to wit:
Adjoining on to premises forming the angle of said street & the street where the Seaman's Chapel is situated, commencing at said premises and running along the street, East, Northeast, to premises belonging to Edward Dennis, forty-seven feet, two inches, running alon ....

.... use there, and sold it to Smith and Church, and afterwards Vowles occupied it. No natives asserted any rights while witness owned the land, nor has he ever heard of any native claims to it.
Mr. Munn, sworn deposed, and testified that the name attached to the deed presented by Mr. Austin is his own hand writing, and that the lease is a genuine one.

S. Reynolds, sworn, I bought (land) from Kelemaka andpaid him $200.00 perhaps; later I sold (it) to [left blank] in the year 1830 perhaps. There was no way of knowing clearly the boundary; however, he gave me $200.00. I have not heard of any Hawaiian who had interest in that place.
